BTA’s specialist areas include domestic house developments, house extensions such as Dormas, extensions and loft conversions, and commercial developments such as retail design, conservation work, and sustainability practices.

OUR PROCESS

BTA provides a complete package of architectural services from initial concept through project close-out, keeping you informed every step of the way. We work within the RIBA architectural framework for all our project delivery. The significant phases of engagement are:

1. Exploration

Exploring your ideas

An initial meeting will help scope out your requirements, the opportunities and limitations around environment, cost, and time. This session allows us to take some initial measurements and develop a detailed project brief, an estimate of our fees and your agreement to move to the concepts stage.

2. Concepts

Visualising your plans

Conceptualising a design means you can see how your project comes to life from initial sketches and architectural drawings. As we move towards agreement of the final design, we can re-measure and ensure all the features and elements within your build are built into 3D visualisations that will give you a real sense of what your project will look like once it’s delivered.

3. Design Approval

Secure Planning Permission

Not every project requires planning permission, but it’s something that we recommend. The design approval phase also allows refining and submitting architectural drawings for planning permission.

4. Technical Drawings

Getting ready for the build

We work on the details to ensure you know where your power points are and that your furniture will fit. It is crucial to ensure that the materials, drawings, and precision are in place to inform your building contractor what they need to build. Developing technical drawings for building control/regulations approval covers this step.

5. Appointing Contractors

Fixing costs & contracts

Securing a trusted third party to deliver your project can be daunting. BTA have a rigorous process to competitive quotes from suitable contractors through a tendering process and crucially ensures there is a process for managing the project against unexpected changes.

6. Starting Work

Administrating the contract

BTA can administer the contract and oversee the build process as the work on your project proceeds. This can be conducted by your contractor or your project team. However, administrating the contract is a crucial step to ensure each phase of work is carried out as agreed and expected.

7. Compliance Testing

Quality Assurance

There are multiple trades on a single build and unexpected things can happen. BTA can act as a critical friend and ensure the quality, by challenging solutions are made in the interest of the project and provides you reassurance the materials and build complies with the terms set out at the outset of the project.

8. Completion

Snagging & remedial works

Completing your project can feel like the slowest part, especially if you are living in the house and your contractor is moving on to their next project. BTA will support you in this process, ensuring any defects are accounted for and remedial works are actioned.

9. Building Performance

Revisiting your build

Post-occupancy evaluation will analyse building performance. It’s optional but generally implemented for large buildings and designed for building maintenance companies to ensure effective building management.
